Contractor software is two markets wearing one name. Service and trade contractors sell labour and short jobs: quote, schedule a crew, dispatch the work, run the job and bill it. That covers HVAC, electrical, plumbing, painting, roofing and landscaping. Construction management is the other market, sold to general contractors and remodelers, and it is built around a multi-month build: plan takeoffs, submittals, RFIs, selections and progress draws.
This page covers the first market only: nine platforms a trade or service contractor can buy today, with the construction-management category named separately so you do not sit through a demo for the wrong product.
Every price below was read from the vendor’s own pricing page on 11 September 2026. We have not used these products on customer jobs and we do not claim to have. Where a number comes from a third-party compilation rather than the vendor, it is labelled an estimate and the source named every time.

1. Jobber — best all-round for a small service contractor
From $29/mo billed annually (Core, one user). Four tiers, Core, Connect, Grow and Plus, cover 1, 5, 10 and 15 users, with a flat $29/mo for every extra user. Connect is $99/mo billed annually for one user and $149/mo for five. Grow is $299/mo billed annually for five users.
Why it leads for a contractor: the features arrive in the order a small trade business needs them. Core covers scheduling, quotes, invoicing, payments and a website. Connect adds automated reminders, automatic payment collection, checklists, quote and invoice follow-up, QuickBooks Online sync, and time and expense tracking. Grow adds rich-media quotes, optional line items, automatic time tracking, job costing, two-way SMS and workflow automations, and job costing is where a painter or roofer can finally see whether last month’s jobs made money. A 14-day trial runs the Grow feature set with no credit card.
The catch: QuickBooks Online only, no Desktop. Live vehicle tracking runs through fleet-management partners rather than being built in, and the promotional discount advertised on the page is a three-month introductory offer, so budget against the list prices above. 2. Housecall Pro — best if proposals, memberships and reviews drive revenue
From $59/mo billed annually (Basic, one user), or $79/mo monthly. Essentials is $149/mo billed annually or $189/mo monthly with five users, extra seat $100/mo. MAX is $299/mo billed annually or $329/mo monthly with eight users, extra seat $75/mo. There is no long-term contract, and the 14-day trial runs the full MAX feature set without a credit card.
Why it fits a contractor: Basic already lists online booking, scheduling and dispatch, estimates and invoicing, payments, a price book, job costing and review management, so the quoting layer arrives on the entry plan. Essentials adds routes, flat-rate pricing, checklist automations, photo reports, employee GPS tracking, commissions and QuickBooks Online sync. MAX adds the sales proposal tool, recurring service plans, route optimization and open API access. There is no long-term contract, and the 14-day trial runs the full MAX feature set.
The catch: the sales proposal tool and recurring service plans sit on MAX rather than the mid tier. Nine add-ons are listed with no price at all: CSR AI, Pipeline, Payroll, Accounting, Voice, Campaigns, VGPS/Dashcams, Tap to Pay and Websites. The page no longer names QuickBooks Desktop, although the vendor’s own integration page still documents a Desktop connector, so we could not confirm which tier includes it (checked 11 September 2026). 3. ServiceM8 — best for a crew paid by the job, not the seat
Free for one user and 30 jobs a month; $29/mo Starter (50 jobs), $79/mo Growing (150 jobs), $149/mo Premium (500 jobs) and $349/mo Premium Plus (1,500+ jobs). Every paid plan includes unlimited users, and the meter is job volume rather than headcount. Extra jobs cost 20c each on Premium Plus and SMS is free from Starter up. Recurring jobs and deposits are on all plans, there is a 14-day trial with no credit card, and no lock-in.
Why it fits a contractor: small trade businesses rarely employ a fixed crew: a labourer for a big week, a specialist sub for one element, then back to two vans in winter. Unlimited users means none of those people needs a paid seat, and deposits matter when a four-figure ticket needs a date held.
The catch: the bands are coarse, with nothing between 150 and 500 jobs a month, so a contractor running 200 jobs pays for 500. The free plan caps you at 30 jobs and 10 AI uses a day, and electronic forms plus asset records start at Growing.
4. Kickserv — cheapest published cost per seat
$60/mo for Start (5 users), $119/mo for Run (10 users) and $199/mo for Scale (20 users), with a 20% discount on annual billing and a 30-day trial. QuickBooks Online is included; QuickBooks Desktop costs $50/mo extra. Kickback is a 5% discount for processing a minimum monthly payment volume of $1,000, $2,000 or $3,000 depending on tier, so it is a discount rather than a feature.
Why it fits a contractor: Start works out at $12 per user per month, the lowest published per-seat cost we found in this group, and a five- or ten-person trade crew often only needs each person to see the day’s list, clock in and attach a photo.
The catch: lighter automation and fewer integrations than Jobber or Housecall Pro, and the Desktop connector is a paid add-on. Kickback is a discount you have to earn, not a feature.
5. Service Fusion — best for unlimited users on a flat plan
Starter is $245/mo monthly or $208/mo billed annually, Plus is $382/mo or $325/mo annually, and Pro is $627/mo or $533/mo annually. Unlimited users on every plan, 15% off for annual billing charged as one payment at sign-up, and demo only.
Starter includes customer management, estimates and jobs, scheduling and dispatching, integrated payments, QuickBooks integration, invoicing, project management, reporting and text alerts, while job costing, job photo uploads, inventory, eSign, a customer portal, progressive billing and recurring invoicing, ServiceCall.ai and GPS fleet tracking are add-ons outside it. Plus brings job costing, inventory and integrated voice and text natively, and Pro adds the open API, eSign, the portal and progressive billing. QuickBooks Online and Desktop are both supported, and Plus is new since our previous snapshot, which showed Starter and Pro only.
Why it fits a contractor: progressive billing and recurring invoicing are how a long job gets billed in stages, and project management sits on Starter rather than behind a higher tier. If headcount swings with the season, the flat plan removes the seat question.
The catch: the entry plan is expensive for what a small contractor gets, and job costing, eSign, the customer portal and progressive billing all sit in Plus or Pro rather than Starter. There is no self-serve trial, so a demo is the only way in.
6. FieldPulse — best for mixed field-and-office seats
Request pricing on the main page; $99 per user in the vendor’s own pricing tool (checked 11 September 2026). FieldPulse sells full-access seats for office and admin staff and cheaper field-only seats for the crew. Three packages are offered: Essentials, Professional and Enterprise, quoted in one conversation. Field-only seats cover assigned jobs, job notes, file uploads and clock in/out with location tracking, with no back-office access. Engage, the phone system, is billed separately, and the vendor’s own pricing tool lists it at $125 per month for five users plus $25 per additional user (checked 11 September 2026), while the main pricing page still describes it as line- and licence-based and asks you to contact the team.
Why it fits a contractor: most of a trade crew never touches the back office, so paying a full seat for every field technician is waste, and on paper the seat split fixes that.
The catch: no plan price on the main page (the vendor’s own pricing tool does publish the platform rate, $99 per user, checked 11 September 2026), and the pricing page lists an identical feature list for all three packages, so it does not tell you what the tiers actually buy. The page also reuses the phrase “our per-technician pricing” while describing seat-based pricing, which leaves the model unclear. 7. Workiz — best for phone-driven contractor enquiries
Request pricing. Workiz lists call tracking, call recording, AI call answering, dispatch, two-way SMS and payments. Its pricing page would not load for us on 11 September 2026, as in our previous check, so the vendor has no price in any form.
Why it fits a contractor: where the phone is the sales funnel, a re-roof enquiry is won by whoever answers and quotes first, and tying every inbound call to a customer record is worth more than a scheduling nuance.
The catch: no published plan prices. Third-party estimates, unconfirmed and not vendor figures, report plans at roughly $200-$325/mo, extra users at roughly $55-$65/mo, and one 2026 compilation puts entry at about $187/mo; all of those are third-party estimates reported by myquoteiq.com/compare/workiz and should be treated as unconfirmed. Ask what AI call answering costs specifically, because that is the part being sold.
8. Simpro — best for multi-site commercial contractors
Request pricing. The base plan covers quoting and estimating, field and contractor scheduling, real-time inventory management and purchasing, field operations management, invoicing and payments, accounting and finance with QuickBooks, Xero, Sage and MYOB, reporting and business intelligence, and multi-company compatibility, and it includes three Data Feeds. Add-ons are Digital Forms, Data Feed, Maintenance Planner, Takeoffs, Simtrac GPS fleet tracking and SMS. There is no self-serve trial, only guided demos.
Why it fits a contractor: multi-company support, contractor scheduling and real-time inventory suit a company running several trading names, several depots or a book of commercial maintenance contracts, and Digital Forms matters when a client signs off per site.
The catch: no published prices anywhere, a base-plan-plus-add-ons structure where the add-ons are the point, and no self-serve trial at all. The honest gap is that multi-company and commercial-contract structure starts here, while everything cheaper on this list is built for residential work.
9. ServiceTitan — only above roughly ten technicians
Request pricing, per technician, quote only. Three packages, Starter, Essentials and The Works, are sold through a demo, with no free trial. Named features include dispatching, scheduling, call booking, invoicing, a pricebook, mobile estimates, payroll management, commission tracking, customizable memberships, call recording and GPS for en-route technicians, plus Schedule Assistant, which suggests a date, time and technician to minimise drive time, and adjustable capacity planning. The claim of more than 100,000 contractors is the vendor’s own figure.
Why it fits a contractor: once you employ a dispatcher and carry a commercial book, the depth in reporting, capacity planning and membership management is a different class of product.
The catch: there is no published price and no free trial, so you cannot evaluate it without a sales call. A third-party estimate, not a vendor figure, puts it at roughly $125-$398 per technician per month, with implementation reported at $5,000-$50,000 on a 12-month minimum contract; that estimate is reported by myquoteiq.com/servicetitan-pricing/. Service contractor or general contractor? Two different purchases
Construction-management software for general contractors and remodelers is built around plan takeoffs, submittals, RFIs, selections and progress draws, and priced for a company running projects rather than visits. Buildertrend, Procore, Contractor Foreman and JobTread are the names there. We mark the category and quote no figures for them, because none of the nine platforms here is built for takeoffs or submittals; Simpro’s Takeoffs add-on is a quantity tool attached to estimating, not a plan-takeoff workflow.
What a service contractor actually needs is narrower: quotes with options, so the client picks a good, better or best specification instead of haggling over one number; deposits and progress billing on a four-figure ticket, so materials are paid for before the crew mobilises; change orders on interior work, handled as a revised quote when the client upgrades a finish; and job costing, so you can say whether last month’s jobs made money. Subcontractor access without a full back-office seat matters too, because the specialist doing one element of a job should not cost an admin licence.

Which contractor software is cheapest per user?

Can contractor software handle change orders and progress billing?
Partly. Progressive billing and recurring invoicing appear as add-ons outside Service Fusion Starter and natively in Service Fusion Plus and Pro, which is how a longer job is billed in stages. Is a booking calendar enough instead of contractor software?
No. A generic appointment calendar books a customer, it does not dispatch a technician, hold a job history, carry a price book or raise an invoice, and it has no idea what a job cost you. The features that decide the purchase for a contractor are quotes with options, deposits on a four-figure ticket, job costing and a crew app the field staff will actually use on site.
